What incredibly famous theme song was offered to Kate, that she turned down (but I'd still love to hear her do a cover of now! )? It probably would have been a hit that was out of this world!

Well there are two which I know about!
I think you're referring to Bryan Adam's "Everything I Do (I Do It For You)". I really can't imagine Kate singing this, although it's a gorgeous song!
The other one is Shirley Bassey's "Moonraker", from the James Bond film. Again, I really really can't hear Kate doing this! Not her style at all...

It probably would have been a hit that was out of this world! Moonraker! Bingo! ;D But I can really hear her singing it. They obviously would have arranged it to match her singing style. But it's romantic and ethereal, her vocals could even have been layered into the score, in a 'Night Scented Stock" fashion. She has done an incredible job on other songs like "Brazil" & "The Man I Love" & "Candle in the Wind" that I could not have imagined her singing, but they have become some of my favorite versions of those songs. I have the soundtrack to Moonraker and am VERY familiar with the music, but I can't help but wonder what would have happened...
